Having a contract DOES NOT mean you have to sell. You can sit on the contract until you’re ready.
What it does mean is you’ll save some money, you don’t have to pay the government the extra fees and certificate costs, and you are then ready to go on the market when you’re ready. That could be Spring or it could be tomorrow.
Whatever suits you, at least you’ve saved yourself a couple of hundred dollars.
